This 'Walk & Talk Staging Consultation is up to 1 hour and is the Standard Level Consultation service for Owner Occupied properties preparing to be sold on MLS. If you are serious about selling your home for top dollar and in the quickest amount of time, then it is wise to schedule a Staging Consultation as soon as you know that you want to sell your home. Don't wait until the last minute because valuable information will be given that may require the need for renting a storage unit for the duration of your home being on the market. Also recommendations such as painting areas will be given so there needs to be enough time for any updates and other refreshing of the property before it goes on the market.

The 'Walk & Talk' Staging Consultation is the basic, standard level Consultation service for Owner Occupied properties preparing to be sold on MLS.
If you do not want to take your own notes then you should choose the Staging Consultation (premium) where Virginia takes all of the notes.
Client takes all notes & executes all of the recommendations that Virginia gives during the 'Walk & Talk' Consultation.
An example of a 'Walk & Talk' Consutation is seen in the photo. The Homeowners painted all of the walls in the recommended neutral paint color. They also used all of their furniture & accessories according to the recommended furniture layout that Virginia recommended. Virginia also recommended that they purchase and add the slip covers for their dated chairs, add neutral throw pillows, and add new lamp shades for their lamps and to purchase and hang these lovely pair of mirrors. What a positive difference these changes made in this property! And what motivated Sellers these Homeowners were to work with! The property had multiple offers and it sold quickly for over asking price!
What to expect from this Consultation:
This 'Walk & Talk' Consultation service is for up to 60 minutes. Interior Designer and Stylist, Virginia Youngblood will arrive at the property and take 'before' photos of each area and walk the property with you giving thorough, detailed recommendations to you, the Homeowner. This standard consultation requires you, the Homeowner to be responsible for taking all of the notes.
What I Need To Do Ahead of Time Once I've Purchased This 'Walk & Talk' Consultation Package:

Keep this mindset: "This is no longer our home. This is now a house competing with others on the market to sell for the most amount and in the shortest amount of time. This property is going to be ready for the right Buyer once I follow the recommendations!"
Recommendations are made based on Virginia's expertise & experience in what all properties need to look like in order to show their very best in MLS photos and showings.
You may need to rent a storage unit or a pod for any overflow of furniture/accessories that are not needed in your property while it is on the market.

Is There Anything Else I Need to Know?
Dwell Style Interiors can be booked to come back for the 'Photo Prep' Session once you've completed the recommendations given during this 'Walk & Talk' standard consultation.
This 'Photo Prep' Session is a follow-up time for 'tweaking' and styling with what you, the Homeowners have. This is mainly a 'tweaking' time and all of the main, big changes should have already been addressed after the Consultation. If, however, there is anything heavy still needing to be moved, then movers need to be hired by you, the Homeowners and already have the movers scheduled to be there when Virginia arrives for the 'Photo Prep' Session. Virginia can recommend movers to you if you do not already have movers that you can call.
The main purpose of the 'Photo Prep' session is to give the final and professional touches such as bookcase styling and other surfaces styling such as placing throw pillows, throw etc. This placement goal, by Virginia, is to arrange, style and place what you already have at your property.
Virginia relies on her skills and eye for furniture/accessory placement and uses the Homeowners' furnishings & accessories to accomplish this goal: Your property should be a 'showstopper' once the recommendations are completed! The 'Photo Prep' Session is not required but it is an option and package offered for you to consider after the 'Walk & Talk' Consultation in order to 'tie up any loose ends' and for the property to be photo ready!
This 'Photo Prep' package should be scheduled 1 to 2 days before the professional photographer arrives.
