This Staging Consultation (up to 90 minutes) is the premium level Consultation service for Owner Occupied properties preparing to be sold on MLS. If you are serious about selling your home for top dollar and in the quickest amount of time, then it is wise to schedule a Staging Consultation as soon as you know that you want to sell your home. Don't wait until the last minute because valuable information will be given that may require the need for renting a storage unit for the duration of your home being on the market. Also recommendations such as painting areas will be given so there needs to be enough time for any updates to be completed before the property goes on the market.

What to Expect from this Staging Consultation (premium) Package:

• Get excited! Virginia will be offering you very helpful, yet thorough, detailed information in the form of handwritten notes that she will take upon arrival.
• A general handout, that applies to all properties, will also be given to you during the Staging Consultation. This generic handout has detailed, thorough information beneficial to you, the Seller.
• Keep this mindset: "This is no longer our home. This is now a house competing with others on the market to sell for the most amount and in the shortest amount of time. This property is going to be ready for the right Buyer once I follow the recommendations in the handwritten notes!"
• Recommendations are made based on Virginia's expertise & experience in what all properties need to look like in order to show their very best in MLS photos and showings.
• The handwritten recommendations, along with the general/generic handout, will be given to you at the end of the Staging Consultation appointment.
• The fee for the Staging Consultation (premium) for *Owner Occupied (*furnishings are still at the property) Properties is $285 for up to 90 minutes

Dwell Style Interiors can also be booked to come back for the 'Photo Prep' Session once you've completed the recommendations given during this Staging Consultation. The 'Photo Prep' session is a 'tweaking' & styling session after you have completed the recommendations from the Staging Consultation. Virginia will rely on her skills and eye for furniture/accessory placement as she tweaks the areas. Heavy objects should have already been moved and placed after the recommendations from the Staging Consultation so the 'Photo Prep' session does not include any moving of heavy furniture. If, however, there is any heavy furniture needing to be moved, then movers will need to have been already contacted by the Homeowners to arrive when Virginia comes for the 'Photo Prep' session. The Homeowners are responsible for the separate fee paid to the movers. If you do not have movers that you can call, then Virginia can recommend movers to you.
The main purpose of the 'Photo Prep' session is to give the final and professional touches such as bookcase styling and other surfaces styling such as placing throw pillows, throw etc. This placement goal, by Virginia, is to arrange, style and place what you already have at your property.
Virginia is the expert at using the Homeowners' furnishings & accessories to accomplish this goal: Your property should be a 'showstopper' once the recommendations from the staging consultation are completed and once Virginia comes back to 'tweak'/style to perfection! The 'Photo Prep' Session is not required but it is an option and package offered for you to consider after the Staging Consultation (premium) in order to 'tie up any loose ends' and for the property to be photo ready!
The 'Photo Prep Session package should be scheduled 1 to 2 days before the Professional Photographer arrives to take the photos of the property.
